Job Description

Atlantic Housing Foundation is seeking a LIHTC Developer for our expanding team.  This role is responsible for identifying a pipeline of development and acquisition projects, closing two to four projects per year that align with our corporate objectives.  This role will be accountable for the full lifecycle of affordable housing development projects from site identification and acquisition, coordination with financial structuring, overseeing due diligence, closing, coordination with design and construction teams, monitoring schedules for on-time completion and commissioning the management takeover of each project to our in-house operations team.  A similar lifecycle will apply to rehab projects.

Responsibilities:

 

  • Provide analytical research supporting each new affordable investment opportunity.
  • Facilitate the creation and submission of financing applications to state agencies for the following types of financing:
    • Tax Exempt Bond Financing
    • Low Income Housing Tax Credits
  • Prepare financial models to ensure financial viability and alignment with corporate goals.
  • Collaborate on helping facilitate the capital stack necessary for each project.
  • Present a pre-development budget for each project to the Executive team for approval.
  • Track and organize milestone progress throughout the life cycle of each transaction.
  • Experience with overseeing in-place renovation projects.
  • Analyze and understand State Qualified Allocation Plans in connection with the submission of applications for 9% Low Income Housing Tax Credits.
  • Engage appropriate municipal officials and strategic partners for local project support.
  • Manage all phases of the engineering and architectural design process.
  • Oversee the critical path of all key tasks and deadlines for each project including due diligence reports, economic incentives, A&E submittals and financial structuring.
  • Attend public/municipal hearings as necessary.

 

Qualifications

  • Bachelor’s degree
  • 5-10 years of real estate development or acquisitions experience.
  • Ability to work independently and as part of a team
  • Highly self-motivated with strong problem solving and analytical ability
  • Accurate and detail-oriented
  • Ability to prepare and manage financial models (Excel based)
  • Strong written and oral communication skills
